Jeff Kingsbury is managing principal of Greenstreet Ltd., an Indianapolis-based strategic planning and real estate practice. His experience includes over twenty-five years in the planning and development of urban, suburban, rural, and resort communities throughout the United States, encompassing over 35,000 acres. Jeff has been a principal in the development and disposition of over $350 million in real estate and consulted on planning, development and regulatory issues for private sector clients as well as cities, counties and non-profits in sixteen states, and abroad.

Greenstreet’s current engagements include the development of strategies to align enterprise goals to real estate assets for leading hospitals, colleges, universities, and cultural institutions. The firm is also co-developer of Electric Works, a $440 million redevelopment of the former General Electric campus in downtown Fort Wayne, Indiana into a mixed-use district.

Prior to founding Greenstreet in 2004, he was a principal in a Colorado-based residential development and home building firm with $100 million in annual revenues. Jeff’s residential experience includes the continuum of rental and for-sale products, from affordable housing to luxury and resort real estate. His project experience includes: the 4,700-acre redevelopment of Denver’s Stapleton International Airport, the nation’s largest urban redevelopment project; Belmar, a 103-acre regional mall redevelopment in Lakewood, Colorado; Lowry, an 1,866-acre redevelopment of the former Lowry Air Force Base in Denver; Hidden Springs, an 1,800-acre master planned community in Boise, Idaho; and Prairie Crossing, a 667-acre master planned conservation community in Grayslake, Illinois. Jeff has also been a senior advisor to Cherokee, the leading private equity firm investing capital and expertise in brownfield redevelopment, with more than $2 billion under management.

Jeff holds degrees in urban planning and development and environmental design from the College of Architecture and Planning, Ball State University, where he has served as Adjunct Professor of Urban Planning. Active in education and community affairs, he has served on the governing boards of Ball State University; the Indiana Academy for Science, Mathematics and Humanities; and the Golden Apple Foundation in Chicago. He is a co-author of the book Developing Sustainable Planned Communities as well as a teacher and frequent speaker for such diverse organizations as the Pacific Coast Builders Conference, National Association of Home Builders, Congress for the New Urbanism, National Multi-Family Housing Conference, the National Town Builders Association, the U.S. Environmental Protection Agency, and The Conservation Fund.

Jeff is the former chairman of the Redevelopment and Reuse Council and the Sustainable Development Council of the Washington, DC-based Urban Land Institute, in addition to serving on the Institute’s Advisory Committee on Climate Change, Land Use and Energy, and the Global Awards for Excellence jury. He is currently Vice Chair of ULI’s Indiana District Council and is a licensed real estate broker in the State of Indiana.
